Landlord Gas Safety Certificates (CP12) in North Manchester

If you let a property with gas appliances, the law requires an annual gas safety check. Heatsource Domestic Gas Services carries out gas safety inspections and certificates for landlords and homeowners across North Manchester, with thorough inspections and a quick turnaround.

What the law requires

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

  • Have every gas appliance, fitting and flue they provide checked for safety every 12 months by a Gas Safe registered engineer
  • Keep a record of each check for two years
  • Give a copy of the record to existing tenants within 28 days of the check, and to new tenants before they move in
  • Keep gas pipework, appliances and flues maintained in a safe condition

The landlord gas safety record (CP12)

The record the engineer gives you is the Landlord Gas Safety Record, often still called a CP12. It lists each appliance checked, what was found, and any safety defects and the action taken.

You can have the check done up to two months before the current record expires and still keep the original expiry date, so the annual cycle does not creep earlier each year.

Appliances your tenant owns are their responsibility, but the landlord still has to maintain the gas pipework that serves them.

What the inspection covers

A gas safety check looks at each gas appliance and its flue to confirm that it is safe to use. Typically the engineer checks:

  • That each appliance is set to the correct gas pressure and burning correctly
  • That there is enough ventilation for the appliances to burn safely
  • That flues and chimneys are working and taking fumes outside
  • That the safety devices on each appliance work
  • The gas pipework and the meter area for leaks (a tightness test)

Carbon monoxide alarms

In England, landlords must also fit a carbon monoxide alarm in any room of a rented home that has a fixed combustion appliance, such as a gas boiler or gas fire (gas cookers are excluded), and repair or replace an alarm once told it is faulty.

Booking your check

Call 07890 100746 to book. Tell us how many gas appliances the property has and when the current record expires. If the check finds a problem, we can quote for the repair, and you can have the boiler serviced at the same visit.

We also carry out gas safety inspections for homeowners who want peace of mind, for example after moving into a new home.

Frequently asked questions

How often do landlords need a gas safety certificate?

Every 12 months. Each gas appliance, fitting and flue the landlord provides must be checked by a Gas Safe registered engineer every year, and the record kept for two years.

What is a CP12?

CP12 is the common name for the Landlord Gas Safety Record: the document a Gas Safe registered engineer issues after the annual landlord gas safety check.

How much is a landlord gas safety certificate?

It depends on how many gas appliances the property has. Call 07890 100746 for a free, no-obligation quote.

When do I have to give the certificate to my tenants?

Existing tenants must get a copy within 28 days of the check. New tenants must get a copy before they move in.

Can I renew the check early?

Yes. You can have the check done up to two months before the current record expires and keep the original expiry date.

Does the check cover my tenant’s own gas cooker?

Appliances owned by the tenant are the tenant’s responsibility, but the landlord must still maintain the pipework that supplies them.

What happens if an appliance fails the check?

The engineer records the defect and the action taken. An appliance that is dangerous will be made safe, which can mean disconnecting it until it is repaired. We can quote for the repair.
